Gabriel Esparza · TX real estate license #672780 · San Antonio
I got my Texas license in 2016 and learned the business selling deals at one of San Antonio’s biggest wholesale brokerages. The deals were never the hard part. The buyers were: people who had me meet them at property after property, passed for weeks, and sometimes couldn’t afford a house at all. Even at a brokerage that size, nobody could show us on a map who was really buying.
I’ve flipped houses, managed rentals and run Airbnb units on my own property, and even when I stepped back from wholesaling I never stopped looking at deals. The data has always been my favorite part. Texas is a non-disclosure state, so sale prices aren’t public. Deeds and loans are: the county’s own records show who bought, where and when, and what they borrowed to do it. DeedVillage keeps that current, so your team doesn’t have to be a full-time private investigator.
I get hundreds of wholesale emails and calls. Local wholesalers, out of state wholesalers, everyone. How many do I respond to if I don’t already know them? None.
People do business with people they have relationships with. Whether I’m buying direct from property owners or hearing about opportunities from investors or wholesalers I’ve known for years, relationships drive everything.
